SunCor Development Company's primary business is in developing a diverse range of exceptional projects in three major areas: planned residential communities, commercial centers and golf properties. Formed in 1986, SunCor has grown to become one of the Southwest's premier real estate development companies. Under the direction of an experienced team of officers and managers, SunCor Development Company has prospered and has grown to nearly 800 employees.

As of December 31, 2005, SunCor listed total assets of about $487 million, consisting primarily of land with improvements, commercial buildings, golf courses and other real estate investments. SunCor intends to continue its focus on the development of master-planned communities, mixed-use residential, commercial, office and industrial projects. During the past several years, SunCor has focused its business strategy on real estate development and investment activities. SunCor projects under development include five master-planned communities and several commercial and residential projects. The commercial and residential projects and two of the master-planned communities are in Arizona. Other master-planned communities are located near St. George, Utah; Boise, Idaho; and Santa Fe, New Mexico.

From its inception, SunCor has been a member of the Pinnacle West family of companies, and has maintained the same corporate philosophies in promoting sound environmental stewardship and sustainability. SunCor is known for developing integrated communities that protect the beauty of nature and offer superior places to live, work and play. Residential Development

SunCor’s commitment to sustainable development is demonstrated in the planning and implementation of communities that capture the unique characteristics of their region, preserving culture and environment, while providing stable economic growth. The long-term health and quality of SunCor communities is evident in communities like Rancho Viejo and Avimor.

These carefully crafted mixed-use communities are places where people can work, learn, live and play. The success of this approach begins by using the land itself as a framework for development. SunCor communities are developed as a series of interconnected villages and neighborhoods nestled within the context of preserved natural features. Waterways, hills, wildlife corridors and steep terrain, are preserved as natural open spaces, defining the boundaries for neighborhoods and providing recreation.

The following planning and design principles were devised to ensure a high standard of quality, environmental sensitivity and innovation in every one of SunCor’s communities:

  • Integrated Land Uses:  Create a wide range of marketable land-uses for living, working, shopping, and playing in the community.
  • Product/Housing Diversity:  Provide homes, offices, and shops that appeal to our customer’s different needs and lifestyles. Providing choices for a wide range of potential buyers/renters will improve the appearance of neighborhoods and increase market share and absorption.
  • Pedestrian Scale:  Design neighborhoods will discernable boundaries and central amenities that are within reasonable walking distance. Streets, neighborhoods, and buildings will be designed to create the intimacy and security similar to that of a small town.
  • Environmental Stewardship:  Build a community that preserves scenic open spaces and wildlife corridors, and creates new recreational opportunities for residents. By working with the natural topography, drainage patterns and vegetation, Avimor can be a sustainable, attractive and cost-efficient community.
  • Cultural Heritage:  Villages that respect the cultural heritage and the historical architectural design of the region.
  • Sense of Place:  Create memorable villages that have the intimacy and warmth of a small town, as well as the energy and convenience of an urban area.
  • Transportation and Linkages:  Design a safe, efficient and convenient network of roads and trails, and plan for the long-range transportation needs of the area. 

These principles help guide the standards of quality in SunCor communities and ensure the development of vibrant mixed-use communities. Our goal is to create diverse and memorable places for people to live and to raise their families while at the same time preserving the environment that will sustain a high quality of life for the future.

Commercial Centers

SunCor develops quality commercial properties at choice locations in the Phoenix metropolitan area, including retail centerscorporate and professional office space, mixed-use projects, auto malls and property management.

SunCor’s commercial projects are designed to have contextual responses to the environment both through building placement and harmony of colors with our desert environment. Sensitivity to water conservation is handled through the use of xeriscaping where possible. The juxtaposition of buildings as well as location of large trees is designed to encourage passive shading to reduce energy demands. This is supplemental with use of energy efficient glazing where possible on our Class A product.

Golf Course Management

One of the premier golf course management companies, SunCor Golf's devotion to the sport is evident in it its golf courses. Each course the company manages has a distinct personality - which attracts golfers from around the country to some of the most captivating areas in the Southwest. Designed by some of golf's most notable course architects, the company's Utah and Arizona golf courses blend equal amounts of beauty, thrill and challenge.

Golf Properties:

An example of SunCor's commitment to environmental sustainability is its Sanctuary Golf Course. Built under the supervision and regulations of the Audubon International Institute, Sanctuary was the first Audubon International Signature golf course in the Phoenix area. To attain this coveted certification, the Audubon’s requirements were incorporated into the course's earliest design phases. Sanctuary was designed to manage wildlife-habitat enhancement, water-quality management and conservation, waste reduction and pest control. SunCor developed Sanctuary as a model for other desert regional courses. In order to maintain certification each year, Sanctuary must show continued operation in compliance with Audubon's requirements.
